The Holidays and Homes Rental Service

Here at Holidays and Homes we have been marketing villas and apartments for holiday rentals in Spain for 20 years by advertising across various media including the world wide web, magazines, our network of agents and affiliates, various social media channels and newsletters. Holidays and Homes is now also a member of the i-rent network, based in Javea, that provides improved availability information and on-line booking features plus a new network of agents in the local area, and beyond, to help promote our rental properties

As a Holiday Rental Owner you have a choice of plans with Holidays and Homes Rental Services to suit your individual requirements so please contact us to discuss your requirements. For example, if exclusive letting rights and control of the master booking calendar is assigned to Holidays and Homes for a minimum period from May to September inclusive Holidays and Homes will market your property across all the channels mentioned above, including up to 50 on-line portals, in return for a commission on all bookings achieved, and we can offer marketing plans with no upfront charges. As the Owner you also have the option of placing your own advertising and Holidays and Homes will service all enquiries, bookings and payments at a reduced commission rate.

Holidays and Homes provide a holiday rental marketing service and, if you prefer, you can use your own trades people for the maintenance and in resort services, such as key-holding, meet and greet, cleaning, laundry, welcome pack provision, local client contact, etc. or we can introduce you to our professional partners who specialise in providing these services. Holidays and Homes will liaise with your service providers and keep them informed about all of your bookings and, if you wish, we can pay their fees from the rental monies we collect on your behalf.

Holidays and Homes will create an on-line booking calendar for your property enabling holidaymakers to make bookings over the internet 24 hours a day 7 days a week. This feature also makes your property available for rent through a network of affiliated websites and through our partner letting agents. In addition we shall create a unique Website for your property, a Facebook Page, a Google Map link and a Video/Slide Show. Holidays and Homes will undertake all the administration for the rental enquiries and bookings including invoicing, processing payments, providing any additional holiday services requested by the renter and sending them maps and directions, etc.

The net rental rates for the owner will be set jointly by Holidays and Homes and the owner and the Holidays and Homes commission will be added to the the net prices. There are no other charges to the owner for the marketing service. To maximise bookings Holidays and Homes will adopt a dynamic pricing policy to adjust to market conditions, allow the flexibility to offer incentives such as early/late booking discounts and to encourage third party sales through commission sharing. All options and bookings obtained by Holidays and Homes must be honoured by you as the owner of the property.

To maximise occupancy, we encourage you to provide the facilities todays holidaymakers expect such as an internet connection, air-conditioning, a good selection of television channels, a DVD player, dishwasher, cot/high chair, central heating for winter months, etc. The cost of providing an additional facility will generally be covered by the extra bookings that result.

The net rental income is paid to you, the Owner, quarterly for all completed bookings. Payments to the owner are made by bank transfer into the account specified. Any charges made by the banks for these transfers will be to your account with any currency conversion calculated at the UK NatWest commercial exchange rate on the date of payment.

As the Owner you are responsible for ensuring that you personally, and your property, meet the requirements of local legislation at all times, including having an Energy Performance Certificate and/or a Rental License if necessary and paying the local taxes, including tax on your rental income, as applicable to the area in which the property is located. Holidays and Homes will be pleased to advise and assist with this as far as we are able. You are also responsible for keeping the property, and the features and facilities therein, to an acceptable standard, and as described in the prospectus. This includes the prompt payment of utilities such as water, gas and electricity, and subscriptions (for internet and television services for example), to ensure continuity of service. You are also required to advise Holidays and Homes if there is any activity near to your property, such as building work, that may detract from the renters enjoyment of their holiday. You should also ensure that you have adequate building and contents insurance for the rented property and that this includes third party cover and accidental damage by renters.

Holidays and Homes will hold a surety payment from the renter that can be drawn upon to cover the cost of minor damage or insurance excess charge. Any claims against a renter's surety must be advised to Holidays and Homes within 48 hours of the renter leaving the property and supported with photographic evidence and official estimates and/or invoices within 7 days.
