RENTAL LICENSES
FOR SELF CATERING HOLIDAY ACCOMMODATION

It is mandatory for all holiday rental villas and apartments in the Valencian Region of Spain to be registered in the Registro de Empresas, Establecimientos y Profesiones Turísticas (Registry for Tourist Businesses, Establishments and Professionals). The registration number and category type must be displayed at the property and on all advertising and promotion for the property. You can download a copy of the decree here

In addition to having a Rental License there are associated regulations holiday rental property owners are required to comply with.

It is recommended that owners use a professional expert to help with the rental license application to ensure all the requirements of the law are met. Holidays and Homes can provide an advise and assist service for a fee of €165.00.

Registration is required for all holiday apartments, studio apartments, villas, chalets, bungalows and other similar properties.

Please note that there may be other charges if you do not have all the paperwork required, but these will be explained to you.

Property Requirements

* There are 3 different categories for Touristic Property in the Valencian Region; Standard, First class and Superior. The different levels of quality are based on the size of the rooms, the appliances and services.
* In general all properties must have adequate furniture, cutlery, accessories and facilities to meet the needs of all the guests staying at the property. All bedrooms must have cupboards either inside or outside the bedrooms.
* Once the license has been granted the registration number must be displayed in a visible part of the property and on all advertisements for the property.
* Other signs are required to be displayed at the property and complaint forms available to guests on demand.
* The property and all paying guests must be registered with the Guardia Civil.
* For a Rental License to be valid the owner must be in possession of a current License of Occupation and an Energy Performance Certificate for the property. If a copy of the License of Occupation has been previously granted but you cannot locate it, a copy can be obtained from the local town hall.


SUMMARY OF REQUIREMENTS FOR “STANDARD CATEGORY” ACCOMMODATION

Access, communal and parking areas:
* Public entrance
* Lift (if the accommodation is situated on the fourth floor upwards)
* Stairs
* Parking is not required at standard level
Installations and services:
* Lighting and thermal/acoustic insulation to current regulations
* Wall power outlets in all rooms and a fuse box
* Hot water
* Evacuation plan situated at the front door of the accommodation
* Emergency telephone list
* Information about local attractions and places of interest
Room Sizes (minimum):
* Main bedroom including wardrobe: 10m2
* Double bedroom including wardrobe: 8m2
* Single bedroom including wardrobe: 6m2
* Per place for additional/bunk beds: 3.5m2
* Living/dining/kitchen area: 18m2
* Living/dining area: 14m2
* Kitchen: 5m2
* Bathrooms - There must be at least one bathroom including a bath with shower, washbasin and toilet and/or a washroom with a shower, washbasin and toilet: 4.5m2
* Studio apartment (accommodation consisting of a living/dining/kitchen area with separate bathroom): 24m2(excluding bathroom)
Furnishings and Equipment including:
* Cutlery
* Kitchenware and appliances
* Bed linen
* Window dressings
* Other appliances and utensils necessary for guest stays
* Kitchen appliances:
* Hob (a minimum of two hob burners when the accommodation is for up to four guests and three hob burners minimum when it exceeds four guests)
* Refrigerator
* Electric Iron
* Electric grill/griddle
* Oven or microwave
* Extractor fan and smoke alarm
General:
* Emergency numbers must be left for the renters i.e. police, ambulance, etc.

* Wall power outlets in all rooms and a fuse box
* Hot water
* Heating in living areas
* Private or communal pool (if not frontline to beach)
* Individual safe
* Evacuation plan situated at the front door of the accommodation
* Emergency telephone list
* Information about local attractions and places of interest
Room Sizes (min. m2 space):
* Main bedroom including wardrobe: 12m2
* Double bedroom including wardrobe: 10m2
* Single bedroom including wardrobe: 8m2
* Each place in bunk beds: 4.5m2
* Living/dining/kitchen: 22m2
* Living/dining: 17m2
* Kitchen: 7m2
* Bathrooms: For up to 5 people there must be at least one bathroom including a bath with shower, washbasin and toilet and/or a washroom with a shower, washbasin and toilet: 5m2. For 6 people or more there must be at least two bathrooms or shower rooms.
* Studio apartment accommodation consisting of a living/dining/kitchen area with separate bathroom): 29m2(excluding bathroom)

* Automatic washing machine
* Bed linen
* Window dressings
* Colour television
* Other appliances and utensils necessary for guest stays
Kitchen appliances:

* Evacuation plan situated at the front door of the accommodation

* Bathrooms: For up to 3 people there must be at least one bathroom including a bath with shower, washbasin and toilet and / or a washroom with a shower, washbasin and toilet: 6m2. For 4 people or more there must be at least two bathrooms or shower rooms
* Studio apartment accommodation consisting of a living/dining/kitchen area with separate bathroom): 34m2(excluding bathroom)
